Right on the ocean gives this location a "cut above" in comparison to most other hotels in the area. The view is awesome! The staff were all very well mannered and always there to help.
Some areas of the structure appear run down. A little TLC would give the place a top appearance rating.

The view
It was under construction, the spa, the poolside grill, and the bathroom at the pool was non operational. There was loud construction noises going on all day long, jackhammers, saws, sanding, grinding. There was stucco pealimg off the walls. Very poor.
The room is spacious with a wonderful view of the ocean and mountains. Beautiful grounds with two swimming pools and nice areas to explore. Staff are friendly and helpful.
There is renovations going on which was quite noisy in certain areas.

Hidden parking and resort fees which add up
The newly renovated room was very spacious, beautiful and comfortable. The "sandy" end of the pool was excellent for toddlers, older kids loved the water slide and pool.
The hotel was under extensive construction, the resort--which is really a conf center--is difficult and awkward to navigate (even without construction), and it didn't feel worth it to be there.
Location. Its on the water and you can hear the waves crashing against the lava rocks.
Its old! Yes, its being renovated but i could actually feel the building shake at times. The halls are noisy. The elevator didnt work. I have difficulty climbing stairs. The restaurant was slow and had a limited menu. I used door dash.
